Before the Inspection

Proper preparation ensures a smooth inspection and helps uncover all potential issues. Please sign and return the pre-inspection agreement emailed to you after scheduling.

NEIGHBORHOOD ACCESS

Gated Communities, Security Gates, Sign In Requirements, Special Parking Requirements.

Ensure smooth entry for our inspection team

  • Provide gate codes, key fobs, or access cards 24 hours in advance

  • Notify HOA or security office about scheduled inspection

  • Arrange parking permits if required for inspector vehicles

  • Include emergency contact numbers for access issues

ENTRY ACCESS

Lockbox Code, Alarm Code, Hidden Key, Attic Clearance

Secure access to all areas of the property

  • Test lockbox codes and provide backup access methods

  • Supply alarm disarm codes and emergency contacts

  • Clear pathways to attic, crawl spaces, and utility areas

  • Unlock all rooms, sheds, garages, and storage areas

UTILITIES

Running Water, Electric, Gas, Access to Main Shut Off

All utilities must be operational for proper inspection

  • Electricity: All breakers ON, replace blown fuses

  • Water: Main supply on, test pressure at fixtures

  • Gas: Connected with pilot lights lit on appliances

  • Mark locations of main shut-offs (electric, water, gas)

SYSTEMS

HVAC (Air Conditioning/Heating), Water Heater, Electrical Panel

Prepare major home systems for thorough inspection

  • HVAC: Replace filters, clear 3-foot radius around units

  • Water Heater: Clear access area, test hot water operation

  • Electrical: Remove items from panel area, test GFCI outlets

  • Test all smoke detectors and replace batteries

PETS

Please notify us of any pets. Please have your pet temporarily relocated off site or crated to prevent any injury, unnecessary stress or potentially of running off during your inspection. We here at Kenco love all pets but our inspectors are not responsible for monitoring pets during the inspections process.

DOCUMENTS

Helpful documentation for a more comprehensive inspection

  • Window and door impact resistance documentation

  • Hurricane/windstorm protection specifications
