The process to buy or sell a home takes a lot of work and coordination. Plus, a few of the tasks in the homebuying process require some inconvenience. For example, with an inspection for the homebuyer, the seller usually leaves the home during the home inspection while the buyer attends.

There are different parts to the home inspection that take varying amounts of time. However, the actual on-site home inspection usually takes between two and four hours depending on the size and condition of the home.

Scheduling Your Home Inspection

You’ll receive a confirmation with the name of the scheduled home inspector. You may also call one of our offices to schedule your appointment.

We can usually book your appointment within a few days. We understand the homebuying process and the tight timelines to secure an inspection and request repairs. This is a critical step in the negotiation process before the closing. 

The Home Inspection Timeline

Once you have the appointment time, your real estate agent works with the seller’s real estate agent to ensure the property is available at the scheduled time. We recommend the buyer attends the home inspection. However, we can still conduct the inspection if you choose not to attend. Usually, the buyer’s real estate agent attends the home inspection.

Our highly trained inspectors use our inspection checklist, along with any specific concerns the buyer listed, to exam the home. We do a detailed review of the home’s systems and functions. For smaller homes in good condition, the inspection usually moves quickly. However, for larger homes or homes in disrepair, the inspection takes longer. Our goal is to provide a thorough inspection to help you make an informed home buying decision.

The Home Inspection Report

For each home inspection, we provide a detailed, written report. This report is useful for negotiating repairs with the seller. The report includes high-quality digital photographs with captions and highlights for a report that is easy to read and understand. 

We aim to have the written report completed within a few days of the inspection. We do offer an onsite digital presentation at the end of the inspection which includes a review of the images we took during the inspection. If you are unable to attend the inspection, or have questions after reviewing the report, we are happy to discuss the report over the phone.
