Home Inspection Checklist: What to Expect for Homeowners

Home inspections offer a way to understand the condition of a home you plan to purchase before you close. Most home purchase agreements provide a timeframe to schedule a home inspection and request any repairs to the home. If the seller doesn’t agree to make the repairs, the buyer can walk away from the deal. However, if the buyer does not schedule a home inspection before the timeframe expires, they cannot later request repairs from the seller.

As a buyer it’s important to understand what’s included in a general home inspection. Some elements require a specialized inspection. For example, a radon or mold inspection is outside the scope of the standard home inspection. We also have certification to offer specialized inspections, including roof, pool, radon, termite, boat lift and many more.

Work with a trusted home inspector, like Kenco Home Inspections, to receive a detailed and reliable home inspection report. Use this report to determine which items you want the seller to address.

What is a Home Inspection?

A home inspection is an examination of a property to identify the current condition. Home inspections are primarily requested by the buyer in a real estate transaction. However, sellers may request a pre-inspection to understand the property’s condition and potential need for repairs before listing the property for sale.

What is Included in a Home Inspection

A full home inspection covers specific areas of the property. A home inspection does not include the condition of covered areas of the home. For example, the home inspector cannot see behind walls or under the floor.

Our full home inspection includes the major home systems, like the roof, HVAC and structural. The goal with a full home inspection is to provide a detailed report of the condition of the home so that you can make an informed decision before you purchase a home. As a home inspector, we work for you, not the seller or your real estate agent. You can trust our report for accurate, detailed information that serves your best interests.
