Do I Need to Be Present for a Home Inspection?
Are you getting ready to sell your home? Or are you thinking about buying a new home? Either way, chances are that if you are doing either, there is a home inspection in your near future.
If you are the seller and are having your home pre-inspected, it is a good idea to be present during the home inspection. That way you can ask any questions and get immediate clarification.
However, if you are the seller and this is the home inspection for a pending sale, it is better for you not to be present. Otherwise the buyer might feel more like a guest, and your presence could interfere with the buying process.
As a buyer, you can gain valuable information about the home you are planning on buying from a home inspection. The knowledge you gain might also make a huge difference during the final negotiations.
If you are wondering if you really need to be present during a Florida home inspection, the short answer is no. The home inspector can certainly look at the property without anyone present. You will get a detailed report after the inspection that will include all important information.
However, we do recommend that you, as a buyer, are present for the inspection, not for the inspector’s sake but for yours. There are some great reasons to take part in the inspection.
1. Understand the Current Condition of the Home
During a home inspection you get to see the property inside and out, including all systems and features. The home inspector uses a checklist to ensure all agreed-to items in the home are covered during the inspection.
This gives you the opportunity to see it all, to ask questions about maintenance, the current condition and more. It gives you a better idea of what you can expect and which things might need replacement sooner than later. It also shows you where everything is on the property, including shut-off valves, electrical panels and more.
2. Ask Questions
If you are taking part in the home inspection, you get to ask all the questions you want onsite, a chance you will not get again before closing. The home inspector is happy to answer every question you might have about the home and the inspection itself.
This is also a time to voice concerns. Ask about the estimated life span of the appliances, roof, HVAC and other parts of the home. If you feel like something can use another, more thorough look, point it out and go over everything.
3. Try to Picture Yourself Living There
A home inspection lets you see the whole property from every angle. This is a good time for you to really see it and get a feel for it. Can you see yourself living here? Where would everything go and how would you arrange yourself in the new home? Can this house become your next home? Being present for the home inspection gives you a great opportunity to answer those questions.
